The New Okhla Industrial Development Authority (Noida) has increased the floor-area ratio (FAR), the ratio between total built-up area and area of land on which the building is constructed, from 2.5 to 3. More so, the authority also increased FAR for environment-friendly buildings from the current 2.75 to 3.75.

Residents of Noida will now be allowed to leave space on the ground floor to construct proper garages. The limit will be of about eight metres and will be applicable to houses with minimum width of 150m.  The authority has also decided to allow nursing homes to come up even in residential areas on plots of 250m in width and have a 24m wide road in front.

The decisions were taken at the 169th board meeting of the authority and are part of the Masterplan for 2031. These decisions comes after similar decisions by DDA (Delhi Development Authority) earlier last year.

These decisions would definately be welcomed by the residents who would look forward towards a green Noida. This would also stabilize the real estate prices in the short term and increase the real estate prices over the long term. The decision of constructing parking space on the ground floor would definately help the residents and reduce the parking problem on the road.
