Plots in Gurgaon

The rates of plots in Gurgaon have shot up 100% in the last 6-8 months. During the recession, the plot rate in posh locality like DLF Phase I and II went down to Rs. 50,000 to Rs. 60,000 per square yard. Now, it has shot up and the deals are currently happening at over Rs. 1,00,000 per square yard. The other areas like Sushant Lok, Sector 14 have also witnessed jump in plot rates.

Is it advisable to buy a plot in Gurgaon now, especially when the prices have shot up so much? If you are a long term investor, the answer would be yes but if you are a short or medium term investor, the answer would be no. Plot rates have invariably gone up and given a good return over long term. This is especially true from NCR region which typically follows prices in Delhi. However, there may be another dip or cool off period (if at all) in which there might be some dip as well. So, if you are investing for long term, it is a good bet as the connectivity has improved because of metro services. There are good number of corporate offices and is as safe as delhi. The gentry and general ambience is very appealing for some. There are lot of people who say the infrastructure is not as good as noida but then we believe that people makes a city livable not the infrastructure. So, go on invest in a plot now or wait for some cool off period and then invest.
